Project Sam
unanimously passed 2nd reading (rezone and master development plan) at the Board of Commissioners (BOC) meeting Monday, October 28, 2019. After about four hours and a lot of negotiating it passed. A big part of the negotiations were road improvements on E. Division. Project Sam is a 3.6 million sq ft, five story office/warehouse development on the southwest corner of Golden Bear Gateway and E. Division. It’s been in the planning stage for months and just came before the BOC the end of September for 1st reading. The client has chosen remain anonymous throughout the process. This is very common. The next step will be building permits etc. Once the final ordinance is drawn up and they sign on the dotted line they will be making an announcement. I do not have a date at this point but as soon as I find out I will post. Project Sam will bring between 1,000-2,000 jobs to the city. I am honored to have been a part of this exciting development coming to Mt. Juliet. NOTE: The client still has to “officially” approve moving forward with the conditions, but I think it looks positive and remain hopeful it will continue to move forward.

Thank you Richard for your input. We had to get the this project approved for the revenue. Unfortunately, I would have liked to get more out of the deal but I fought for the finalized road improvements on E Division which we desperately need that’s why I voted to have the Panattoni do the construction rather than the city. The developer will get it done and I fought for a completion date. No one else brought it up. If they had cut a check to the city to have the city do the road it would be 10-20 years. I didn’t like everything about the deal but ultimately I think it will be an asset to the city.
